If I understand what you're trying to do, you'll eventually want it
to be set up as:

ns.kiaora.com NS x.x.x.5
kiaora.com MX x.x.x.5
kiaora.com A x.x.x.5

ns.tfginc.com NS x.x.x.4
tfginc.com MX x.x.x.4
tfginc.com A x.x.x.4

I assume that ns.tfginc.com is currently at .5 as well, since QDNS
doesn't serve off a secondary IP address. (or you're using
ns.kiaora.com as the domain name server for tfginc.com.) Correct?

So fine. Keep your DNS servers as is at first.

Set up the new machine with EIMS, QDNS, and whatever else, and configure.

Copy the appropriate mail accounts. If EIMS is capable of doing so,
set it up so that all the mail for the moved domain is forwarded to
the new location *by IP address* (ie, on the mail server that it is
moving from, make any mail that comes in for *@kiaora.com forward to
*@x.x.x.5. That way you'll catch any strays that don't get the DNS
changes in a timely fashion).

Change the DNS entries for all but the name server.

You should now have everything but the name server working on two
separate machines.

Now set up the new name server, enter it in the NIC. Update the
settings for kiaora.com in the old DNS server, and leave them there
for a while. They're not going to hurt anything, and once again will
likely catch any strays that are still looking to the old NS.

The most likely place you'll have downtime is when you're moving
account files. Depending upon how many and how big, I'd set up the
forwarding, shut the mailserver down for a brief period, copy the
files, update the DNS and IP addresses, then fire up both mailservers.
